How 1,179 listings of detached resale homes at $300,000 and above performed month by month across the City of South Lyon, Lyon Township, Green Oak Township, Salem Township and Northfield Township
Data: January 1, 2023 through September 20, 2026. Month and season comparisons use homes listed from 2023 through 2025, the three years with complete results. Homes listed in 2026 appear separately in the year-by-year table, because many had not yet sold or left the market by September 20, 2026.
Across 881 completed listings of detached resale homes listed at $300,000 and above in ZIP code 48178 from January 2023 through December 2025, homes listed in spring (March through May) went under contract in a median of 8 days, while homes listed in fall (September through November) took a median of 17 days. Among fall listings that sold, 21.4% spent 60 or more days on the market before going under contract, compared with 12.4% of spring listings. Of the fall listings that sold, 59.0% closed below their original list price, compared with 43.8% of spring listings. The share of homes that eventually sold changed little by season, ranging from 92.9% to 96.5%. The widest seasonal gap in the data appears above $800,000. March listings went under contract within 7 days more often than May listings in all three years: 80% against 60% in 2023, 52% against 30% in 2024, and 54% against 43% in 2025. Over the same months, the number of homes coming onto the market climbed, from 73 listings in March to 109 in April and 128 in May across the three years.
Homes on the market by month
Detached resale homes at $300,000 and above actively on the market on the 15th of each month, average of 2023, 2024 and 2025.
The number of homes on the market built from 23 in mid-January to 45 in mid-August, held near 40 through mid-November, then fell to 30 in mid-December.
The monthly charts above group homes by the month they were listed, so a home listed in September and withdrawn in December counts under September. December had the most homes leave the market without selling, 30 across 2023 through 2025, and 16 of them stayed off the market for more than 30 days, more than any other month. In November, 2 homes left the market and stayed off for more than 30 days.
Time to closing followed the same seasonal order at the median. Homes listed in spring closed a median of 40 days after listing, compared with 42 days in summer and 49 days in both fall and winter. The averages ran longer, 63.4 days for spring listings, 68.9 for summer, 69 for fall and 64.4 for winter, because a smaller group of homes that stayed on the market for months pulls the average above the median.
The market itself also shifted over these years. Completed listings at $300,000 and above in 48178 rose from 249 in 2023 to 298 in 2024 and 334 in 2025, and the number of these homes actively on the market on August 31 went from 39 in 2023 to 45 in 2024, 44 in 2025 and 59 in 2026. Over the same three complete years, the share of sales closing below original list rose from 44.4% to 50.0%, and the share of listings that sold eased from 96.0% to 94.0%. Rising prices may also have moved some homes above the $300,000 threshold, which may account for part of the increase in listings. Realcomp's August 2026 Housing Market Report shows the same direction at the county level: on-market inventory of homes and condos in August rose from 2,443 in 2023 to 3,903 in 2026 in Oakland County, from 447 to 540 in Livingston County, and from 941 to 1,085 in Washtenaw County. In Derek's view, inventory in 48178 may continue to rise, though that is his professional opinion rather than something this data can show.

On the two remaining measures, fall was close to or better than the other seasons: its average days on market was within half a day of summer, and its share of listings that sold, 95.6%, was second only to spring.

In each season, 2023 through 2025:
- Winter: homes went under contract in a median of 12 days, 28.6% took at least one price cut, and 45.1% of sales closed below original list. 92.9% of listings sold, the lowest share of the four seasons.
- Spring: homes went under contract in a median of 8 days, 12.4% of sales needed 60 or more days, and 43.8% of sales closed below original list. 96.5% of listings sold, the highest share of the four seasons.
- Summer: homes went under contract in a median of 9 days, 32.5% took at least one price cut, and 47.5% of sales closed below original list, with an average of 33.5 days on market.
- Fall: homes went under contract in a median of 17 days, 21.4% of sales needed 60 or more days, 37.0% took at least one price cut, and 59.0% of sales closed below original list. Each of those four figures is the highest of the four seasons.
Sale price compared with original list price: spring listings that sold averaged 99.2% of their original list price, against 98.0% for fall and 98.1% for both winter and summer. The larger spring difference was how often homes sold above list: 44.1% of spring sales did, against 30.6% of fall sales, while the average amount over list among those homes was similar, 5.3% in spring and 5.2% in fall. The order did not hold every year: in 2024, fall listings averaged 99.4% of original list, above spring's 98.6%. The gap was widest from $450,000 to $600,000, at 100.1% in spring against 97.5% in fall, and at $800,000 and above, at 95.0% against 91.0% from 16 fall sales. Median sale prices ran higher for spring listings mostly because larger homes tended to list in spring, so they are not a measure of what the same home sold for.

What repeats in all three complete years:
- Fall listings took longer to go under contract than spring listings every year. The median was 21 days against 6 in 2023, 13 against 9.5 in 2024, and 18 against 10 in 2025.
- A larger share of fall listings needed 60 or more days: 16.0% against 8.8% in 2023, 21.7% against 14.7% in 2024, and 25.4% against 12.8% in 2025.
- A larger share of fall sales closed below original list: 64.0% against 30.0% in 2023, 50.0% against 48.0% in 2024, and 63.5% against 49.6% in 2025. The 2024 gap was narrow.
What does not repeat every year:
- Price cuts were more common in fall than in spring in 2023 (39.2% against 18.1%) and in 2025 (42.6% against 31.7%). In 2024 the order reversed: 37.5% of spring listings had a price cut, compared with 29.0% of fall listings.
- In 2024, summer rather than fall showed the highest share of sales below original list, at 55.3%, and the longest average time on market, at 38.5 days.
- Winter moved the most from year to year. In winter 2023, 86.2% of listings sold and 60.0% of sales closed below original list. In winter 2024, 100.0% sold and only 3.1% of sales needed 60 or more days.
The single fastest season in the data is spring 2023: a median of 6 days to go under contract, 18.1% of listings with a price cut, and 30.0% of sales below original list. The slowest is fall 2025, with an average of 42.2 days, 42.6% of listings with a price cut, 63.5% of sales below original list, and 92.6% of listings selling.
So far in 2026, the 104 completed spring listings went under contract in a median of 7 days, with 25.0% taking a price cut. The summer 2026 figures look faster still, but with 55 of 139 homes still on the market or under contract they describe mostly the homes that sold quickly, and they may change as the remaining listings reach an outcome.

The seasonal pattern was not the same at every price. The charts and table below split the 2023 through 2025 listings into four ranges by original list price: 208 listings from $300,000 to $450,000, 331 from $450,000 to $600,000, 215 from $600,000 to $800,000, and 127 at $800,000 and above. Fall bars are shown in gold.

What each price range shows, 2023 through 2025:
- $300,000 to $450,000: the smallest fall gap of the four ranges. 47.9% of fall sales went under contract within 7 days, against 54.8% in spring. Price cuts ran from 20.3% to 25.0% in every season, and fall had the highest share of listings that sold, at 98.0%. The clearest fall difference was price: 39.6% of fall sales closed below original list, against 29.0% in spring.
- $450,000 to $600,000: the largest seasonal shift in the middle of the market. 21.6% of fall sales went under contract within 7 days, against 52.6% in spring, and 60.8% of fall sales closed below original list, against 35.1% in spring.
- $600,000 to $800,000: fall and summer ran behind spring on speed, with 34.3% and 36.9% of sales under contract within 7 days, against 45.2% in spring. Fall had the highest share of sales below original list, at 62.9%, and the longest median time from listing to closing, at 54 days. Summer had the most price cuts, at 40.0%.
- $800,000 and above: the widest seasonal gap in the data. Of 18 fall listings, 16 sold, all 16 below their original list price, and 13 of the 16 took 30 or more days to go under contract. 77.8% of fall listings took a price cut, against 43.2% in spring, while the share of listings that sold was similar, 88.9% in fall and 88.6% in spring.
Across every season, higher prices came with longer timelines. The share of sales under contract within 7 days fell from 52.0% for homes listed from $300,000 to $450,000 to 30.5% at $800,000 and above, and the share closing below original list rose from 33.0% to 73.7%.

Homes That Did Not Sell or Fell Through
Of 881 completed listings from 2023 through 2025, 40 ended without a sale, 4.5% of the total. The rest sold, although many took longer or sold for less than their original list price, as the sections above show.
Listings that did not sell, 2023 through 2025:
- By season listed: 7 of 98 winter listings (7.1%), 11 of 310 spring listings (3.5%), 14 of 292 summer listings (4.8%) and 8 of 181 fall listings (4.4%). Fall listings mostly did sell; the fall difference shows up in time on market and in price rather than in homes left unsold.
- By price: 9 of 127 listings at $800,000 and above (7.1%), against 8 of 208 from $300,000 to $450,000 (3.8%).
Deals that fell apart: the export shows a contract ending without closing in 8 of the 2023 through 2025 listings, and 6 of those homes later sold. A contract that fell apart and was replaced by a new buyer on the same listing leaves no trace in the export, so the real number may be higher.

Every home in this analysis carries the 48178 ZIP code. That single ZIP code spans five jurisdictions in three counties: the City of South Lyon and Lyon Township in Oakland County, Green Oak Township in Livingston County, and Salem Township and Northfield Township in Washtenaw County.
What is included:
- Detached resale homes. Listings coded as new construction were removed before the data was exported, and 30 more were removed because the home was built in or after the year it was listed, or the listing described a home not yet built.
- Homes with an original list price of $300,000 or more. 21 listings below that price were excluded.
- Homes first listed between January 1, 2023 and September 20, 2026. 67 homes first listed before 2023 were excluded, even where they sold later.
- Every outcome: homes that sold, homes that left the market without selling, and homes still on the market or under contract as of September 20, 2026.
How the Figures Were Measured
When a home was withdrawn or expired and then listed again within 365 days, every listing is combined and counted as one attempt to sell that home. Listings are matched by street address and by parcel number, so a relist entered with a different address spelling is still joined to the earlier listing. The export held 1,560 MLS records after 14 duplicate records were removed. Combined into attempts and filtered as described above, they become the 1,179 listings analyzed here, and 154 of those involved more than one MLS listing.
Definitions used throughout this page:
- Season is set by the month a home first went on the market: winter is December through February, spring is March through May, summer is June through August, and fall is September through November.
- Days on market are added across every listing in an attempt and counted to the date the home went under contract, not to closing. For example, a home listed for 30 days, withdrawn, and then under contract 10 days into a second listing counts as 40 days.
- A price cut means the home's list price dropped below its original list price at least once, including a relist at a lower price. The data shows whether a cut happened, not how many or when.
- Sold below original list means the final sale price was lower than the first list price the home carried in that attempt. A home can sell below its original list price through negotiation without ever taking a formal price cut, so this share can be higher than the price cut share.
- Median and average are both shown for days on market. A large share of homes went under contract within a week while a smaller share took months, so either figure alone gives an incomplete picture.
